After spending precious holiday time looking at properties that don’t fit their brief, often assisted by brokers and middlemen who are far from professional and trustworthy, they begin to despair.

For an international buyer, the main risks in the searching phase are either to get lost in the complicated and confusing marketplace or to neglect good potential offers for both a lack of time and language difficulties; not to mention the greater risk of picking an unprofessional or fraudulent agent to assist them.

With this in mind we have developed a new and efficient service, which we believe offers real value: the sole agent and dedicated house selection service!

The benefits of the dedicated house selection service and sole agent agreement are:

• Time saving for the client. We take on the burden of the detailed search, ensuring that our clients are not overwhelmed by hundreds of emails and calls from different agents. We filter all this information based on our client’s requirements and preferences.
• Totally integrated services. Each client has a dedicated consultant who gives advice and addresses their specific requirements; there is no “we can’t help you” for us.
• All services strictly scrutinized to avoid the risk for our clients of falling into the hands of unprofessional or fraudulent people;
• No language barrier: all our communication with you, verbal and written, can be in English, Dutch, German and French.
• Transparency regarding fees of affiliated professionals (architects, surveyors, builders, notaries, lawyers).
• Investment of the initial fee – this is deducted in full from our brokerage commission in case of purchase.
• Legal, technical, tax assistance and loan consultancy, with a free of charge first contact.
• We work with our clients, exercising our professional knowledge to help them reach a satisfactory agreement of purchase.
• We only use contracts that are in line with current legal and urban planning regulations.
• Full support for the preparation and signing of the final deed of sale, including our participation in the signing of the final deed.
• High probability of finding the right property: 80% of the clients who sign for the Dedicated House Selection Service (Sole Agent Mandate) purchase through us.

The fee for the above service is 750 euro, which will be entirely deducted from our brokerage commission in case of purchase which is 3% + v.a.t. of the final purchase price. Minimum agency fee 3.000 euro plus v.a.t..
